Create Competition Before You Sell

A mineral sale can be a significant financial decision, especially when the process begins with an unsolicited letter or phone call. Acclaim helps owners understand what they are selling, evaluate the information behind an offer, and – when a sale makes sense – market the interest to a competitive group of buyers.

Two different transaction needs

  • Offer Review – You already have one or more purchase offers and want to understand the property, the offer, the development context, and the questions to ask before deciding.
  • Seller-Side Brokerage – You want Acclaim to organize the property, prepare a market package, solicit appropriate buyers, compare bids, negotiate terms, and help coordinate diligence and closing.

What a competitive sale process can include

  • Review available deeds, leases, division orders, revenue statements, and ownership records
  • Confirm the interest being marketed as far as available landman records support
  • Review production, wells, operator activity, permits, and nearby development indicators
  • Prepare a concise property/bid package
  • Identify and contact appropriate mineral buyers
  • Set bid timing and organize competing offers
  • Compare price as well as material terms and diligence requirements
  • Assist with negotiation and coordinate transaction information through closing

Price is important. So are the terms.

A higher headline offer is not automatically the better transaction. Effective mineral-sale review also looks at what is actually being conveyed, title/diligence requirements, depth or formation limitations, payment timing, closing conditions, representations, deductions, and other terms that can materially change the result.

No obligation to sell

A brokerage process should create information and competition, not pressure. The owner remains responsible for approving the transaction and executing the sale documents. If the market does not meet the owner’s objectives, the owner should be able to decide not to sell, subject to the specific engagement agreement.

A natural connection to management

Some owners discover during a sale review that the better decision is to retain all or part of the portfolio. In those cases, Acclaim can help organize and manage the retained interests rather than treating every inquiry as a sale that must close.

Will Acclaim buy my minerals?

The launch positioning is owner-side brokerage and advisory. Our goal is to help create and evaluate a market for the seller rather than requiring the seller to accept a price from us.

Can you review an offer without listing the minerals for sale?

Yes. Offer review can be a separate scoped engagement when an owner wants analysis before deciding whether to negotiate, market, retain, or sell.

Do you guarantee that a marketing process will produce a higher offer?

No. Market outcomes depend on the property, commodity prices, development expectations, buyer appetite, title, timing, and other factors. We can create a disciplined process and provide the information available to support the owner’s decision.
